In Ho Chi Minh City, there are more than 10 Japanese real estate agents. But as far as I know, there are almost no Japanese real estate agents resident those who has Japanese agent certification.
In this article, I will introduce "what is the Japanese qualified agent" and "why not many real estate agents overseas that have Japanese licence".
What is the value of Japanese real estate qualification (not required by Vietnamese law)?
Real estate qualifications "Takken" is a Japanese law, and sales people at major Japanese real estate brokerage companies (Sumitomo Real Estate Sales, Mitsui's Rehouse, etc.) basically have this lisence .
It is built into the training system of a major real estate company in the first place, so if you can not pass it,you would be ridiculed in Japan.
For real estate company in Japan, if one-fifth of the employee are qualified, they can do the real estate business leggally. Therefore it is not few case that the sales staff does not have but the clerical staff have.
It's okay for the real estate agent legally, but from the customer's point of view, it feels a little uncomfortable. .. ..
There are three things you can do by owning license, but in Vietnam, it is not necessary because it is not bound by Japanese real estate law.

Real estate qualified persons are risk-oriented sales
Concept of risk for Real estate qualified person
This is true not only for real estate agent(Qualified person), but I think that qualified people tend to think risks more firmly. This is not limited to Japan and Vietnam, but I often feel that way when I look at the friends of real estate brokers and accountants in Hong Kong, Shanghai and Shenzhen.
For example, what do you think of when you hear about investment real estate in Tokyo?
"A salesman around 30 years old who wears a glaring luxury watch. A salesman for studio condominium."
I have such an image.
I also remember that such people did not have the qualification.
So what is the image of official real estate agent?

For me, imagining the person who has license, I've met so far, and it looks like this.
It looks sober and the stores are small, but as a real estate agent, they are searching for land of 1,000,000USD or more in response to requests. They talk about risks rather than investment.
Why Real Estate Agent Focus on Risk
For the exam regarding to real esatate law in Japann, we will study the important contents in real estate transactions.

- Legal restrictions (Building Standard Law, City Planning Law, National Land Use Planning Law, Agricultural Land Law, etc.)
- Various taxes such as property tax
Through learning, you will learn what is important in trading, how real estate valuation should be done, and what an intermediary contract should be. This examination is like a rulebook / rules for real estate transactions, so if you can have this license, you can minimize transaction risk.
As a risk, there is a risk that each party has, and we adjust and mediate it.

In particular, both the seller and the buyer have risks, and we try to make adjustments without saying anything, but unlike lawyers, we cannot make adjustments on one side, so it is difficult to make adjustments. However, I think that is the value as a real estate agent.
Ultimately, if you don't minimize the risk of each party, you'll bounce back on yourself.
As a qualified person, there are severe penalties under the Real Estate Agent Law, such as revocation of the qualification license and the inability to obtain it for 5 years after the revocation. Therefore, I think that many qualified person think risks firmly.
Real estate agent sales(not qualified persons)
In Japan, the bigger the real estate transaction (buying apartments and land, renting office and shops), the qualified real estate agent is incharge of this transactions.
As a business of a person who does not have license, they face the following.

- Low evaluation among real estate agents
- Low evaluation from customers
Recently, the exam for residential land and building traders has become difficult, but you can get it after studying for about 300 to 400 hours. Since there is an examination once a year, first of all, those who have been in the real estate industry for a long time, everybody has to hold this license."Why you don't have this license?"If sales person does not have this license, every Japanese think like this.
Even more deadly is not being trusted by customers.

In Japan, if one in five people has this license, even an unqualified sales person can do business at that store.

Vietnamese Japanese, Real Estate Agent who can speak English
Many real estate agents pay a monthly allowance of about 30,000 yen to the real estate agent. In Japan, the annual income of a real estate agent is around 5 million yen, and for a person who speaks English, the salary is from 6 million yen (in large cities such as Tokyo, it is about 1 million yen higher).
In a sense, labor costs are the most difficult issue for overseas real estate agents. Overseas, in the case of local hiring, it is common to employ a salary system that is close to the local.
However, when it comes to qualifications and English speakers like this, labor costs increase and it is difficult to get hired.
I think that doctors, attorneys, accountants, real estate agent, all qualifications are common, but outside the salary system of developed countries such as Japan, even the salary system of developing countries (even if the salary may decrease) overseas There are few qualified holders who want to go, and it is difficult to find one.
As a result, the number of real estate agents with real estate license is decreasing overseas, which is not bound by the domestic law in Japan.
