[Lease contract in Vietnam] Flow of procedures and content of support

① If you decide to move to Vietnam

If you are interested in any of the properties listed on our website, please contact us by phone or email. Alternatively, please use the inquiry form to tell us your budget, floor plan, contract type, location, move-in date, etc.

Our experienced staff will introduce you to the rooms that meet your needs.

② Property viewing

If there is a property that you are interested in, let's go to the preview. We will pick you up at your hotel by car. You can check the actual situation such as lighting, surrounding environment, crime prevention, surrounding environment, furniture and home appliances. There is no problem on weekday mornings, after 6:00 pm, Saturdays and Sundays. Please do not hesitate to contact us.

③ Application procedure (payment of deposit)

Once you have decided on the room you want to live in, you will pay the deposit. Popular properties really often disappear without paying a few hundred bucks. The reservation deposit for securing the property will be applied to the deposit for two months if the contract is concluded.

* In Ho Chi Minh City, the property will be secured after confirming the payment of the deposit. There is no idea of temporary holding.

④ Preparation of rental contract

In Ho Chi Minh City, various requests can be included in the form of adding to the net rent. Japanese real estate agents often support the arrangement on behalf of the owner. Here are some common requests:

* In Ho Chi Minh City, the contract period for an apartment is one year in principle due to business customs.

⑤ Sign the rental contract and pay the deposit

We will send you a rental agreement. Please check the contents and if there is no problem, please sign and return it.

After the signatures of both the landlord and tenant, 2 months deposit and 1 month advance rent will be paid. It is also possible to issue an invoice.

⑥ Delivery

At the time of handover, we will check the furniture and appliances in the room and hand over the key.

During your stay, renewal, and until you move out

If you have any problems during your stay, such as problems with furniture and appliances, air conditioner leaks, etc., please contact us. Some owners may not be able to respond quickly. We provide day-to-day support for problem solving on behalf of the owner.

When it comes time to renew or end the contract, our staff will contact you in advance. At the time of renewal, we will make adjustments to reach agreement on the conditions at the time of renewal. In addition, if you move out, our staff will be present on the day you move out, and we will adjust the amount of repairs, etc.
